Surabaya’s Coffee Districts: Clustering and Land Use Dynamics in Gubeng Area

Abstract

Coffee shops as third spaces have become a vital part of urban life in many cities. Lifestyle trends and shifts in the last decade have contributed towards their expansion. In 2025, Surabaya was noted as having the highest number of coffee shops in Indonesia, with a 17% growth rate in Gubeng District. This study investigates how coffee shops are spatially distributed and whether land use functions affect their spread within the district. Geospatial studies were conducted using publicly available data, with a total of 397 points of interest extracted using Google Places API. The data points were processed through Density-Based Spatial Clustering of Applications with Noise (DBSCAN), Kernel Density Estimation (KDE), and statistical analysis within QGIS. The results reveal that in accordance with retail agglomeration theory, coffee shops in Gubeng mainly form clustered concentrations along main roads, especially in proximity to Universitas Airlangga and Surabaya Gubeng Station, dominated by stand-alone modern coffee shops and warkop typologies. The most modern coffee shops are still concentrated within commercial zones, while warkop tends to expand towards residential areas, which might affect land use dynamics and city planning in the future.
